ground cubed planning is assisting with planning and stakeholder engagement regarding a land use redesignation (rezoning) of a 10-acre site within Foothills County. Located along Aspen Meadows Rise just north of Okotoks, the site is designated “Country Residential” within Foothills County’s Land Use Bylaw. The site features a single detached dwelling, a private riding arena, a guest house, and several accessory buildings. The site is primarily used for residential purposes. However, the existing arena and accessory buildings are not in compliance with the Land Use Bylaw, and the objective of the redesignation (rezoning) is to achieve full compliance.

An application for a “Site Specific Amendment” to the Land Use Bylaw has been submitted for the site. This Amendment will allow for the inclusion of an oversize private riding arena on the site. It will also allow for an increase in both the number and size of accessory buildings above what is currently allowed for the site within the “Country Residential” Land Use District. Lastly, it will seek the incorporation of a secondary suite to recognize the existing guest house on the property. Please note that all of these buildings currently exist on-site and no changes to the site are contemplated as a result of this application, and that this application does not seek RV storage.

The application seeks the following specific items:

  • An increase in size of an “Arena, Private” (listed as a discretionary use within the “Country Residential” district) from the specified maximum of 1,500 m2 (16,146 ft2) to 1,630 m2 (17,545 ft2). This is an increase of 130 m2 (1,399 ft2). A private arena already exists on the property that is 1,630 m2 (17,545 ft2) in size. Please note that the arena is intended for private (not commercial) use only.  

  • An increase in the number of “Accessory Buildings” allowed from the specified maximum of four (4) to nine (9) to recognize the number of Accessory Buildings currently located on-site.

  • An increase in the size of “Accessory Buildings” from a maximum of 360 m2 (3,875 ft2) to 520 m2 (5,597 ft2), which is an increase of 160 m2 (1,722 ft2), to recognize the cumulative size of Accessory Buildings currently located on the property.

  • An increase in size of a “Secondary Suite, Accessory” from the specified maximum of 83.6 m2 (900 ft2) to 95.0 m2 (1,023 ft2).

  • An increase in the number of bedrooms allowed per “Secondary Suite, Accessory” from two (2) to three (3).

As noted, all of these buildings currently exist on-site and no changes are contemplated.
