Spruce Cliff Downs Redevelopment

ground cubed planning is assisting Calgary Heritage Housing with stakeholder engagement to inform the creation of a concept plan for the redevelopment of Spruce Cliff Downs. The existing seniors housing property, which is located at 3400 Spruce Drive SW, is owned by the Province and managed by Calgary Heritage Housing. The property is nearing the end of its lifecycle, and the intent of this project is to construct all-new seniors housing on the site through redevelopment of the property.

The project is still in its very early stages. A land use amendment will ultimately be required to facilitate the redevelopment, as the intent is to incorporate more units on the site in the future than exist there today. Funding for the project also remains to be secured. As a result, demolition of the existing townhouses and the construction of the new units is still a few years out.

Engagement to Date

The project was kicked off with a tenant’s workshop in October 2019 to share information about the  project and to learn from the experiences of the existing tenants. Specifically, we learned about their opinions and preferences regarding their living accommodations and lifestyles and gained valuable insights.

We hosted an Open House in February 2020 for stakeholders and members of the public at large. We introduced high-level conceptual massing images showing what the new development might look like based on the site’s specifications, development goals and feedback received to date.

Engagement is ongoing and stakeholders will be engaged throughout the process. Stay tuned for updates.
