ABOUT THE PROJECT

RockMTN Inc. is pursuing the development of East Balgray, a new neighbourhood in south-west Airdrie. To enable this development, the City of Airdrie requires the developer to prepare a Neighbourhood Structure Plan (NSP) and a rezoning application.

The East Balgray NSP is a statutory plan that will guide the development of approximately 89 acres just south of South Point and west of the CPCK railway tracks.

PLANNING FRAMEWORK

The Government of Alberta, through the Municipal Government Act (MGA), empowers municipalities to shape their communities and plan for growth. The Inter-municipal Development Plan, Municipal Development Plan, Community Area Structure Plans, and Neighbourhood Structure Plans are statutory plans that provide more detailed planning policy from the regional to the neighbourhood scale. A statutory plan is a bylaw that must go through three readings and a public hearing before it can be adopted by a municipal Council.

The proposed East Balgray Neighbourhood Structure Plan (NSP) will set the stage for rezoning, subdivision and development permit applications as development occurs over time.

East Balgray is a thoughtfully planned residential neighbourhood that combines a range of elements to establish a diverse and connected community. This new community will have a variety of housing options within easy walking distance of schools, open space and an extensive pedestrian network that extends beyond the boundaries of the community to enable healthy lifestyles year-round.
