This application was unanimously approved by Council on December 6, 2021.

On behalf of the landowners, ground cubed planning has submitted an application for the Land Use Redesignation of 107 40 Avenue & 4019 Centre A Street NE in the community of Highland Park. The parcels are currently designated as R-C2 (Contextual One / Two Dwelling) District, and the landowners are seeking a redesignation to the M-H1 (Multi-Residential - High Density Low Rise) District.

The site is located within approximately 100 metres of the future 40 Avenue N Green Line LRT station, making it an ideal candidate for transit-oriented development (TOD). However, the site’s current R-C2 designation does not allow for TOD at the scale The City’s vision and policies would anticipate for such a location.

The M-H1 District will allow for a higher density, multi-residential development that is appropriate for the site’s location and context, and align the site with modern City policies. The M-H1 District allows for a limited amount of commercial development, therefore allowing for potential mixed-use development in the future (should market conditions be favourable).
